JJMRP Acquires Multi-Family Community in Augusta, GA


JJM Realty Partners, LLC, a U.S.-based commercial real estate investment, development and management firm, has completed the purchase of Sage Creek Apartments located at 1315 Marks Church Road in Augusta, GA. The $11 million deal for the newly constructed community includes 120 rental units, which are already more than 88% occupied. S&S Property Management will continue to provide property management services for the site.


“We are thrilled to expand our holdings in Georgia.” said Jim Maurer, President of JJM Realty Partners. “The Augusta/Aiken area in particular is a beautiful place with a growing economy. What’s more, in a market where less than 10% of the rental communities were built after 2010, Sage Creek will be one of the newest communities in the area and offer all the modern amenities,” he added.


$11 Million Deal on Newly Constructed Property Features 120 Units

To ensure a quality living experience for Sage Creek residents, JJMRP worked with the seller to obtain approvals for the addition or upgrade of amenities such as a community pool, reception center and gym. Construction on these additional projects are already underway, with completion expected in September. This is an important part of the company’s plans. JJMRP, in a joint venture with high net worth investors, purchased the property with the intent to create an enhanced amenity package that will help stabilize occupancy and make the property competitive in the marketplace.


Maurer stressed that as an investment Sage Creek Apartments is well positioned to benefit from the population growth and economic activity of the Augusta/Aiken region. The job and personal income growth since 2012, as well as the recent expansion of major employers in the area, will continue to attract new employers and further fuel the local economy.


“It’s a win-win, really,” said Maurer. “The community benefits from new, modern, living accommodations and investors will see long-term returns from a quality property as the local economy continues to grow.”
